Inspection answers: what is affected, how far it goes, and why the material is wet. It is the step that determines what work is needed.
Testing answers: what was in this particular sample, at this location, at this moment. It produces a document. That matters when someone outside your household needs one.
Most homeowners need the first and not the second. The Minnesota Department of Health does not recommend testing in most situations, primarily because the result does not change what has to be done.

Why testing is recommended less often than you would expect
This runs against most mold marketing, so it is worth going through the reasoning rather than just asserting it. The Minnesota Department of Health lays out several distinct reasons testing usually does not help:
- Finding mold particles proves nothing unusual. Mold spores are present in all occupied indoor spaces. A test that detects them has not established a problem.
- Identifying the type does not change the cleanup. The approach is the same regardless of species.
- “Toxic mold” testing does not establish harm. A species capable of producing mycotoxins is not evidence that mycotoxins are present or affecting anyone.
- It cannot explain symptoms. Damp environments contain multiple potential irritants, and a spore count does not isolate a cause.
- It cannot certify a building as safe. No “safe” level has been established, so there is nothing to compare against.
- It usually cannot compel anyone to act. In most residential settings there is no legal threshold a result triggers.
MDH's summary position is that money is generally better spent fixing the moisture and cleaning the mold than on documenting what is already visible.
When testing genuinely earns its cost
There are real cases. The common thread is that the value is in the document, because someone outside your household needs to rely on it:
- A real estate transaction. A buyer, seller, or lender wants a third-party record of the condition.
- An insurance claim. The carrier requests documentation. (What typically drives coverage is on the mold and homeowners insurance page.)
- A landlord–tenant dispute. Where one party needs an independent record.
- Post-remediation verification. Confirming a completed scope achieved its objective before rebuilding.
- Locating genuinely hidden growth. Occasionally useful when a persistent smell has resisted a thorough inspection, but this is a narrow case, and moisture readings usually get there first.
- A documented medical need. When a physician has specifically asked for environmental information about a patient's home.
Types of sampling, briefly

On consumer kits specifically: a settle plate left open in a normal house will produce growth, because spores are normally present in indoor air. When independent assessment is worth it
Most homeowners hire one company to inspect and, if needed, do the remediation, and that arrangement works. Where an independent assessor, someone who does not also perform remediation — is worth the extra cost is when a result needs standing with someone outside the household:
- A buyer, seller, or lender in a real-estate transaction
- An insurance adjuster where coverage is disputed
- A landlord–tenant disagreement
- A court or formal proceeding
- Post-remediation clearance where the same rules apply
Regardless of who performs the sampling, two things are reasonable to expect:
- A recommendation to sample should come with a specific question the result would answer. “To see what's there” is not one.
- Nobody should promise a particular laboratory outcome in advance, before or after remediation.
The Minnesota Department of Health also notes that neither the state nor any federal agency licenses or certifies mold investigators, and that skill levels vary considerably between providers. MDH does not endorse or regulate companies listed in industry directories.

A practical decision path
- Can you see or smell mold? Assume a problem exists and get an inspection. MDH guidance is explicit on this point.
- Does anyone outside your household need to rely on a document? If no, testing is probably unnecessary. If yes, consider independent sampling.
- Has remediation been completed and does someone need it verified? That is a reasonable case for clearance sampling.
- Is there a persistent smell that a thorough inspection could not locate? A narrow case where sampling may help, after the inspection, not instead of it.
- Otherwise: spend the money on the moisture.
Common questions
What is the difference between a mold inspection and a mold test?
An inspection is a physical investigation of the building: looking at accessible materials, taking moisture readings, and working out where water is coming from. A test is laboratory analysis of a collected air or surface sample, which reports what was in that sample at that moment. The inspection tells you what to do; the test produces a document. Minnesota Department of Health guidance is that testing is never a substitute for a thorough visual inspection.
Do I need mold testing?
In most residential situations, no. The Minnesota Department of Health does not recommend testing in most cases, because the response to indoor mold does not change based on species, there is no health-based standard to compare a result against, and the money is usually better spent fixing the moisture. Testing earns its cost when a result must be documented for someone else, or to verify a completed cleanup.
Will a mold test tell me if the mold is toxic?
Not usefully. The Minnesota Department of Health notes that detecting a species capable of producing mycotoxins does not establish that mycotoxins are present, airborne, or causing harm. There is also no federal standard for mold or mold spores, so a result cannot be checked against a compliance threshold. Questions about health effects belong with a physician.
Should the company doing the remediation also do the testing?
For most homeowners, it is not a problem. Most companies offering inspections also perform the remediation, and that is the normal industry model. Where a result needs to carry weight with someone outside the household (a buyer, an insurer, a landlord, or a court), an independent assessor who does not also perform the remediation gives the result more standing, because there is no arrangement on the other side of the report.
